SF Subletting Arbitrage
Share
Sam Parr shares how he creatively reduced his rent in San Francisco from $4500 to $400 through a strategic rental arrangement.
"When I was 22, I found this $4500 a month 4-bedroom house in San Francisco. I showed up to meet the landlord, and he asked if it was just me. I told him, 'Look, it's just me right now, but I'm going to get some friends to move in. I'll sign subleases with them, and you can approve them.'
I made him a deal: 'I'm going to pay you on time, all the time, and the preferred relationship you and I have is I never see you again. Are you okay with that?' He said yes and just told me not to be late.
I only had $25 to my name at the time. I spent all of it to rent and furnish the place, then rented it out to people who basically subsidized it for me. That brought my portion down to just $400 a month.
We handled everything ourselves. One time I shot a BB gun in the toilet and broke it, so we just went to Home Depot, bought a toilet, and replaced it ourselves. We never bothered the landlord for anything."
